In response to the needs of our clients who invest in real estate but also require professional assistance in managing their property, we have developed our own in-house property management services. Property rentals are complex mainly because it involves many laws dealing with security, anti-discrimination and the strict enforce ability of the established contracts. We will advise you every step of the way. Once we help you locate the property that meets all your investment criteria and potential profitability, we guide you to prepare the necessary aesthetic details to make your property more marketable and offer it to the market. Additionally, we help ensure that your properties abide by all legal and code requirements established by local, state, and federal law.
Rent Collection
Collect and process the monthly rent (and late fees, if applicable)
Maintenance, Repairs, and Inspections
Coordinate all maintenance requests
Request repair bids, hire vendors to perform repair work (as per property management agreement)
Coordinate vendor access to the property for interior/exterior maintenance and repairs
Prompt payment of repair invoices from rents collected
Perform periodic inspections looking for repair needs, safety hazards, code violations, lease violations, etc.
Responding to Inquires and Complaints
Quick response and resolution to all inquiries and complaints
Keep a detailed record of communication between tenant and property manager
Accounting and Banking
Track all property maintenance expenses and provide a detailed report of accounting
Disburse net rental proceeds in a timely manner
Reporting and record retention
Provide detailed report of income and expenses (available upon request)
Maintain all historical records, leases, receipts and invoices regarding property
Professional Services
Maintain relationships with an attorney, vendors and other service professionals
Provide a network of licensed and insured contractors who provide reasonable pricing and quality work
Legal
Refer owner to a qualified attorney in the event of a legal dispute or litigation
Eviction attorney on call (additional legal fees will apply)
Abide by local, state and federal laws that apply to leasing and maintaining rental properties
Evictions
Posting of 3-day notices for demand of rent
Coordinate with legal counsel on appropriate steps to remove a non-paying tenant
Coordinate with law enforcement to remove tenant and their possessions from the property
Other services provided on an “as needed” basis
